This is one of Cal-Am’s smaller resorts in Mesa and is strongly marketed to long term tenants. You must be 55 or older to stay here. The parks look pretty boring, with park models and RVs stacked in by the hundreds and with little grass to break up the miles of gravel and concrete. But that said, everything in the park was clean and well cared for. There is an escort to your site, a large pool and whirlpool, 8 shuffleboard courts and an active center with a lot going on. Each site gets a garbage can that is picked up twice a week and everything works. We stayed for 5 nights with a Camp Club USA discount that only cost us $17.50 per night. We would definitely stay here again. We camped here in a Motorhome.

This place has gone downhill in spades from last year. New manager that is not available most of the time. But the worst changes are in the maintenance of the park. The restrooms are kept filthy, grime and mold along with trash in the shower area. On our last visit under the previous management the bathrooms were kept spotless! We will contact the owner about this problem, but rumor has it he is on a personal relationship with the manager. Maybe a call to the Mesa Health department would be a better call. We'll give them time to clean up this mess, but if they don't we won't be back. We camped here in a Motorhome.

We stayed in this park using a Camp Club discount for one week and Good Sam for another. The Manager was very accommodating, friendly and informative. The restrooms, shower and laundry area was spotless. There was no pool and the WiFi (which was free) worked about half the time. Half the park is 50 plus and the other is open to anyone. Sites were large. There is a free library and video collection in the laundry area We camped here in a Fifth Wheel.

Aztec RV was a pleasant experience. The managers were friendly and fun. The facilities, although not new, were well maintained and attractive. Especially nice were the pool, hot tub, ballroom and billiard room. The roads were paved and there were sidewalks for nice walking. Park was convenient to shopping and restaurants. Would stay there again in future if opportunity arose. We camped here in a Fifth Wheel.

This is a park model park that didn't make it. So it caters to more RV's then park model sales. The parking pads are higher than the street with a dip added for water drainage. If you are parking or leaving the site make sure it's at an angle. We saw a new Marquis high centered here! There are no showers at this park, but the pool and hot tub are well maintained. The Wi-Fi is TengoInternet and costs money. The rules are three pages long but so far no problem. All the sites are clean but need more vegetation for privacy. Cable TV is stated as an amenity, but is not included in the price. We paid $387 for a month plus 12 cents per kilowatt for electricity. The staff was very professional and helpful. We would probably stay here again. We camped here in a Motorhome.

This is an over-55 RV and Mobile Home Park. We got the off-season rate using a Passport America membership. Rates are double in the peak season and discount is limited to 7 days. This is not a family park but we found it very friendly and met many people who live here for extended times. There were many RV's including 5th wheels and motor homes using the park on a short term basis. Sites were spacious but are designed to hold a mobile home so leaving your tow vehicle hooked up for an over night stay is not possible. Staff were excellent and we were lead to the site and assisted in backing our trailer into the site. The facilities are exceptional, especially the pools and spas which we used extensively. The two pools are kept at different temperatures as are the two spas so we had "just the right temperature" that we wanted. There were two very large covered areas to keep you in the shade as required. Restrooms were very clean and spacious. Telephone and cable are available for long term stays only and Internet is user pay. We may stay longer on our next visit, an excellent park as long as you realize it is mainly a mobile home park. We camped here in a Travel Trailer.

This park is not set up for big rigs. We have a 37 ft. fifthwheel, pulled by a medium duty truck. We had a terrible time trying to get into a site. The first site we tried had a lamp post on one side and a grapefruit tree on the other. The tree was going to scratch the side of the trailer and the concrete base of the lamp post would have taken out the other side of the trailer. The grapefruit tree, on the other side of the road, ripped off our phone antenna on the truck. So, they sent us to another site, which wasn't much better. To not hit the grapefruit tree, we had to put the wheels of the trailer up over the curb, breaking off our mud flap in the process. This park will not accept anything less than 22 ft and, actually, that is about the size of trailer that should be in here! Numerous park models and no separate area for trailers or overnighters. Also, we paid the Passport America rate of $22.50. But, our Passport book stated the nightly rate was $17.00. The checkin person said that we must have an old book because their rates went up $5.00 this year! We just got this Passport book in 2007. We would have left after ripping off our antenna, but we had paid $75.00 for 3 nights and couldn't get our money back. So, big rigs take note! This is not the park for you. We will never stay here again. We just hope that we can get out of this site without doing anymore damage to out trailer or truck. We camped here in a Fifth Wheel.

This is a great place for snowbirds with many activities to keep everyone busy. The majority of the park is occupied by park models. The size of the sites was ok, but the actual parking area was the narrowest we've ever had to back the motorhome into. We had a concrete patio on one side and shrubbery on the other. The streets are narrow, and there are many obstacles if you are trying to maneuver a large rv around. During the week we were there we saw a motorhome hit a lamp post and heard about someone scratching the side of their trailer on one of the fruit trees that are on each site. The laundry room is not short-term friendly. Machines are operated by a card you purchase and load with cash. Use a laundromat in the neighborhood instead of wasting your money on a card. Even though this is a nice resort, we won't stay here again because of the difficulty in maneuvering the motorhome. We camped here in a Motorhome.

While this park has an incredible number of activities and amenities, it gets a reluctant 8 rating from us. It's too big (over 2000 sites) and jammed full with park models and trailers to rate higher. RVs seem like an afterthought. Snowbirds here have the usual cliques and don't care about newcomers or visitors, although the dog owners are friendly as they gather in the little community dog park that stinks. Big warning: the water quality is atrocious, over the EPA level in contaminants. There is a RO machine for drinking water jug refills. Rates are high here, supporting the nice computer lab, billiards, crafts, library,pools and spa,post office, theaters, etc. It's like a self-contained city! PA half-price rate is available for one week ($22.50 daily plus fat AZ tax) but staff can only lead you to a site, not help back-in. Sites aren't very deep but seem wide enough, with a concrete patio. Ask to be near the buildings that you want, since the amenities are split into 2 different areas. Location is convenient since there's a path to Fry's and shopping centers. Area was usually quiet inside the walls, though private planes fly over daytime. We camped here in a Motorhome.

Located in Mesa, AZ this is really an urban, 55+, residential park, not a campground. Most of the 1800 sites are occupied by annual or winter residents. This park has everything..a large library, computer room (didn't explore that much so don't know if there is a jack in there for dial-up users), several meeting/ activity rooms and two laundry areas (very clean and most of the machines actually work). The sites are all gravel with concrete patios and concrete driveways for your tow/towed vehicle. We were on road 'V' which is the newer section of the park. In the older section of the park the sites are much closer together. The park's interior roads are all paved with narrow sidewalks. The streets are a bit narrow, especially for bigger rigs, but they are navigable. The staff will assist in parking you and helping you out when you leave if you like. Pets...and they mean any sort of pet...are restricted to certain areas of the park. They do have a 'quiet pet' agreement which allows you to be in any site as long as you agree that your pet will never leave the camping unit and that you'll never clean a litter box outside of the camping unit. Otherwise travelers with pets will be restricted to certain areas of the park. When we arrived we asked about cable-tv and wi-fi. The wi-fi system is a pay-as-you-go system which is not uncommon. What is uncommon is that if you want cable tv you have to call the local cable company to come out and hook it up. The cable company does not charge to come out and they usually come out the next day. We arrived on a Tuesday afternoon, made the call on Wednesday and they were out Thursday morning. I think the only reason they come out to the site is to ensure that your TV is programmed properly. All the service tech did was make a new hookup cable and then he watched me program our TV. It was obvious that the circuit was activated back at their offices. The nightly rate is based on their weekly rate (pay for 7 nights, get the 8th night free). The park is located on the north side of Main Street between Lindsey and Val Vista, and the sign for the park is very difficult to see. A word of warning. You will need to approach the park entrance by traveling westbound on Main from Val Vista. You'll then make a right turn into the park. Left turns from eastbound Main street traffic into the park are not permitted. We camped here in a Motorhome.

All in all, the park was great. We had a Ranchita space which was extra large (basically two mobile home spots) which is great if you have an extra car. The Ranchita spots are suppose to come with a picnic table, but when we arrived ours was missing. We checked with the office and one was found within minutes. The only complaint is that even though it states WiFi friendly, it isn't. We signed up for the service ($30 for 2+ weeks), but could rarely get on since we were so far from the office. We had to use the internet before the office opened since they took all the bandwidth and then the service was non-existent. Even the full-time residents said that the WiFi was no good if too far from the office. There is no shade available, so keep that in mind when you make your space reservation. Our patio was in the afternoon sun, which was fine in February, but would have been useless in the summer heat. Staff was friendly, laundry facilities great, pools, hot tubs and showers are excellent. Lots of activities since it's also a year-round mobile home park with permanent residents. We camped here in a Motorhome.

We stayed 5 1/2 weeks in one of the new Ranchita sites. 56 X 50. The rate was $675 for a month and they prorate if you extend. Fantastic pool area, lots of activities. We have reserved for next year already. Front desk staff a little confused at times. Wonderful stay We camped here in a Fifth Wheel.

This could be a "10" park if they kept it up better. Shower room was not cleaned over the weekend, and not very well during the week either. Most of the facilities are fairly nice, with lots of variety (nice library,tennis, pool and spa, silver smithing, carpentry,billiards,etc) but aging...much like the population here. Residents seem mostly in the 70s, long-timers from the Midwest. RVs are spread around the perimeter and ignored. Front desk staff didn't bother to tell us about free WiFi from sites nor small grassy area for dogs- just to go to the back gate and use the gravel walk out there. Forgot to give us the combo info too, til asked about a key. Went to a football party but residents kept to themselves, not friendly to outsiders. Fairly quiet park, no road noise even though you can see the freeway in the back. OK place but not worth $40. We camped here in a Motorhome.

Wifi is free in the club house; we were here on a pay for 1 wk get 1 wk free; mostly a park model community but still lots of RV spaces; friendly people; lots of activities, all paved streets, 55 channel cable TV but no picnic table and no fenced dog run but all in all a very very nice park. I couldn't give it less than a 10 even without these things. There is a dog walk area but it's on a back street outside the park. A 55+ park. Close to all kinds of shopping and restaurants. We camped here in a Fifth Wheel.

This is yet another Mesa snowbird park, at least 90% park models and trailer homes, so I wish they wouldn't call themselves RV resorts. But it really is a nice place, with excellent facilities. The main building looks new, and has a good little library,cafe,card room, billiards,mailroom, ballroom , a great fitness room, plus an excellent computer room with a wifi hotspot. Front office was very nice, and the guy who parked us was wonderful. Sites are all back-ins but have a very wide patio space. The dog loved her daily walks in the canal(dry)and meeting many other dogs. Only negatives:road noise along back wall area, cable hookups only for long-term stays, very long walk to showers and laundry, and most of the residents are elderly. But still a decent number of active types in the 60+ age bracket. We used our PA for a week, so daily rate was $19 with a big state tax added. Arizona gets you with their taxes. We camped here in a Motorhome.

We have been travelling across north America for the last 9 months and this site is, without doubt, the finest we have stayed at. We originally intended to stay for 1 week and ended up staying for 6 weeks. The management was friendly and welcoming, and that permeated throughtout the staff and residents. Equipment was first class and well maintained, and we cannot recommend it highly enough. We camped here in a Fifth Wheel.

Previous post is a good review. Sites are a little close, but we got in OK. This (as are all the "resort" type parks) is mostly a "snow bird" full time park. They have space for RVs, and is in order to gain a tax break from the State. We were in the first "street" inside the park, so some road noise. However, all the "pet" sites are around the perimeter, so not to much choice available. Be sure you confirm with them if you have a pet or you'll have to move (as happened to us last year at a different park). We thought is was a little far away form most of the places you would want to visit, but it's a nice park. We camped here in a Fifth Wheel.

I stayed here for two months, January and February. This was my first time staying here and have mixed feelings about it. It is primarily a retirement community of park models with a few RV sites scattered around the park. The park has outstanding amenities and an abundance of activities for residents, both long and short term. As for me, I prefer parks that have more RVers than park models. If you need a long-term snowbird site with lots to do, this might be the one for you. Monthly rate was $525 plus electric and cable. We camped here in a Motorhome.

The park calls itself a 'luxury' resort. Because it is 20 years old, some of the amenities are showing signs of their age. The water was off on 3 separate days due to breaks in the lines, and one of the two hot-tub's was being jackhammered into piece's during our month-long stay. The sites are mostly level, however they are elevated approx. a foot above the street level. This makes it harder to hook-up or un-hook a tow behind or 5th wheel. We were assigned a site along the outside perimeter wall and had to listen to VERY loud motorcycles and racing vehicles at all hours of the night from a busy street. Each site has a fruit producing orange or grapefruit tree during winter months. Most of the 1100 sites are filled by park models with R.V.'s mixed among them. The staff & residents are very friendly and courteous. The park offers a wide range of activities, crafts, and entertainment. We would stay there again. We camped here in a Fifth Wheel.

This is an over-55 RV and Mobile Home Park and is a sister park to Good Life RV Resort. We got the off-season rate using a Passport America membership. Rates are double in the peak season and discount is limited to 7 days. This is not a family park but there were lots of younger visitors while we were there. There were many RV's including 5th wheels and motor homes using the park on a short term basis. Sites were spacious but are designed to hold a mobile home so leaving your tow vehicle hooked up for an over night stay is an unlikely possibility. Staff were excellent and we were lead to the site and assisted in backing our trailer into the site. The facilities are exceptional, especially the pools and spas which we used extensively. The two pools are kept at different temperatures as are the two spas although the one spa was not working due to electrical issues. There was one very large covered area to keep you in the shade as required but it was outside the pool enclosure. Restrooms were very clean and spacious. Telephone and cable are available for long term stays only and the Internet is user pay. This is a good park as long as you realize it is mainly a mobile home park. We camped here in a Travel Trailer.

Absolutely beautiful desert location, enormous gravel sites with cement tables and fire rings. Great spring vegetation and fabulous mountain views. The best campground we've been in in 2 years of full timing. Only lack of sewer kept this from a 10. Our second time here in 4 months. We can't keep the bird feeders full. We camped here in a Fifth Wheel.

The only thing keeping this campground from being a 10 is the lack of sewer hookups. This is a Maricopa County Park and limited to a 14 day stay. The campground has some ranger led activities and great hiking trails. If you prefer the great outdoors you will love this campground. We camped here in a Fifth Wheel.

We planned on staying here 2 nights and ended up staying 5. We had just begun a month-long caravan with friends in another rig and this made for an excellent start. A highlight was our evening campfire at our site beneath a giant Saguaro cactus with my cowboy music playing into the night. Sites are very large set within beautiful Sonoran desert flora. Bird life was amazing, and coyotes howled nightly. A true wild west experience just outside of Phoenix. A fabulous, easy mountain bike ride through the desert is close by in the park, and the hike to Wind Cave is one of the most popular in the Phoenix area. Staff was friendly, and the showers were fine, which was appreciated since with no sewer hookup we had to conserve water to avoid a mid-stay dump (there is a dump station here). A brand new freeway (Loop 202)into Mesa and Phoenix is only a few minutes away. Next time we have to stay in the Phoenix area we will bipass those yucky RV parks in town and stay here, sewer hookup or not. We camped here in a Motorhome.
