RVers: Hide your women, children, and dogs from the owner of this park. We had barely walked into the office to check in when the owner barked (appropriately) that we owned a "pit bull" and that was not allowed and we had to go elsewhere. In fact, we do not own a pit bull, and while our sweet Daphne is a relative of a pit, we have NEVER been turned away and never had any problems with her. So, this owner's gruff language and assessment, followed by a storming up the stairs to not even discuss the issue had me standing there in amazement. We had to totally reroute our trip right there on the spot. I heard later from a different RV park owner that the guy has a reputation for being nasty; yeah, no kidding. We stay at a lot of RV parks -- and a lot of KOAs -- but we will never again stop in Casper, and certainly never in this KOA -- and we advise you to not use this park if you need to be in the area. Worst KOA -- worst RV park -- experience.

I stay at a lot of KOAs. It's a double-edged sword, as you know what you are getting because it is a KOA park, but you also know what you are getting because it is a KOA park. The park itself was quite nice -- large and nice setting. But bathrooms were a bit worn and dirty, cable tv had reception problems, and we went without power for almost an entire day (while they attended to an electrical emergency. The power issue was most frustrating because they could have informed us or moved us to a spot that still had power. The problem is that KOAs, for the most part, do NOT understand customer service -- and this park certainly does not. Stay for the convenient location to town and pretty setting, but don't expect a lot in terms of service or nice bathrooms.

Having stayed in quite a number of RV parks across the country (way too many KOAs), this has to be in my top five, perhaps top two. The staff here are amazingly friendly and helpful, the park and restrooms clean, and the location unbeatable. The nature trail behind the park (for dog walks, walking, or biking) is an amazing perk, as is the stream running through it. The most amazing part? Getting a newspaper delivered to our rig each morning. We now plan to make Manitou Springs a destination in our future travels and partly because of the RV park -- but also because this area is full of so much to see.
