Cost was based on monthly rate + electricity. Should be a 10 but so many things wrong. This is an owner park with many developer lots unsold. Webster is a windy place so we could not leave our patio awning out. Lakes are dry so it looks like giant sink holes. The water at the sites is poor quality with low pressure. Need a softener, and with 4 filters it can still be an ugly yellow color. Lots of activities at clubhouse but owners associate mostly with their friends so it feels unfriendly. A lot of the activities encourage alcohol consumption. The low rate is lost on the extra cost for gasoline to get anywhere. Most places you want to go to are at least a 30 minute drive. Non-owner mail is left on tabletop at the clubhouse, so it is unsecured. We used the Webster Post Office general delivery to receive our mail. Bankruptcy and fraud prosecution by the original developer left park owners with big losses. New owner does not receive substantial revenue so improvement projects are not being accomplished. The choices for a nice park in this area are not very good. The Office Manager and Activities Director are really great people. They work hard and are always helpful. Be careful if you want service or wash and wax. Recommend using non-owners. We had an unsatisfactory coach detailing from an owner. This park is beautiful but poorly managed. We will not return to Florida Grande.
Rate reflects weekly fee, which included electric. Owner does not accept credit cards. Cash or check only. Finding the entrance is difficult and after entering there is a very difficult right turn to get to the office. Be careful of low hanging tree limbs. The park is divided between camper sites and mobile homes on permanent sites. Mostly grass sites but there are a few paved 30amp sites. Utilities are suspect because of age and amateur installations. Fresh water bib is buried in ground and sewer connections are too close to the fresh water connection. Be sure to disinfect the fresh water connection. Sites are not very level and the surfaces are not hard so blocks under the leveling jacks are a must, particularly if it has just rained. The noise from the speedway can be annoying. Good restaurants close by and the best Walmart and Lowe's hardware store we have found anywhere. Make a reservation at the Speedway Club for lunch, absolutely fabulous and very very reasonable. The tour of the Speedway and the NASCAR Museum are excellent even if you are not a NASCAR affection ado. After you are shown your site, that is the last you will have any assistance from the owners. Unless you need to be near the Charlotte Speedway a different location may be more suitable. We may return but I would request a site on the hill near the entrance.
Rate reflects monthly fee then add electric, which is a very high Kwh (avg $150/mo). This is a 100% owner park and it is gated. The setting is beautiful. Pads are average size. 50/50 back-ins vs pull-ins. 1 large and 1 small clubhouse with nice swimming pools. Lots of planned activities including meals, entertainment and dancing. Most of shopping etc. is within 15-30 minutes. We enjoyed the location. Good medical care is close. We rented directly from owner so the office staff was not quite as responsive because they were not making a commission on the rent. Mail sorting could have been better, but we did have a mailbox. Unfortunately this prime location is being converted from motor homes to park models as the owner population ages (avg age appears to be late 70's). The infrastructure is aging but the owners are active in volunteering to keep it nice. The reserves are strong so they keep the park in very good condition. Soon it will look like a trailer park. There are bear sightings in the park, pigmy rattlesnakes in the wooded areas, and alligators in the lake. Most owners want to know where you are from and how you made your living, to the point of making us uncomfortable. The owners have a class system in place which detracts from wanting to purchase here. The site costs have been reduced from the 2007/8 high but are still to high when you factor in all the other costs of ownership. The rental rate is to high during in-season for what you get so we will not return. On the positive side, they let us wash our coach on the site and permitted repairmen to work on the RV.
$15 + elec based on monthly rate. This is a great park and no train noise. It is 10 mins from I-40/85 & easy to find. Mebane is a charming town ideally located between Burlington and Chapel Hill/Durham (15-20 Mins). Pilot & Flying J, Tanger Outlet Mall, Walmart & Lowe's food, several good restaurants are very close. Alamance Urgent Care & Duke Primary medical care available. The owners are the best; friendly, helpful, and responsive. Sites are blue stone. All sites are nice, long, and level. The utilities are new so they are clean. Excellent WiFi is better than most public systems. The park is fairly new so the owners are at the park everyday making improvements. No permanent residents were observed.
