Very spacious grass lots with slab patio. Lots of space between units and ample parking for extra vehicles or equipment at each site. Utilities worked as they should with no problems. Wi-Fi was okay most of the time but had it's moments. No cable available but enough clearance of treetops to get satellite reception. Well maintained, clean full bathroom, meeting room, complete laundry with two washers and two dryers. Gravel approach in a large rectangular circle. Quiet atmosphere very little hwy noise and 24 hour security with hosts living on site. Nice shade trees on the outer circle of sites. Convenient to 323 Loop in Tyler (4.5 miles to Walmart) and easy access to all the big box stores and convenient location at the 49 Tollway and Hwy 64 junction. Will accommodate all sizes of rigs. Just no pull-through sites unless you pull across the center sites in grass. The ground is a bit soft so be sure to use your wide pads before setting the gear down. We will stay here every time we come through this area. Love our stay for two months.

Older park meaning that the streets are not adequate for maneuvering large units. Speed bumps approximately 100' apart throughout, one of which was so extreme we cracked our windshield crawling over it. Sites are 7' apart so we couldn't open our much needed awning as there is very little shade. Dumpster was located in the back corner at the end of a dead end street, really inconvenient. Dog park consisted of an open field but was free of soiled spots. Crowded at the time of our stay with mostly oilfield workers and extended stay units of all sizes and condition. Shower and laundry facility was adequate and maintained. Access from the interstate was good with Cabelas across the street. On-site camp host but he wasn't active and was bothered by my complaint about the speed bump. He wasn't available most of the time during our 4 day stay. Dealership provides good full service for most RV makes. We had recall work done at the shop and the attached park was more convenience than intentional. We would not stay here again.

Access to the park going east entailed a U-turn on the busy interstate (dangerous). We reserved a select site away from the traffic noise at the rear of the park two months in advance. When we arrived they had given away our site despite having called them several times with updates to our progress getting there. Ended up having to squeeze into a site about 100' from the highway where most of the shade trees were but no sleep from the highway noise and construction going on at that spot. At the time there was a permanent resident parked there with a Pit Bull tethered outside his trailer with a light weight cord and several other permanents with clutter around their units taking up the prime sites with a few dogs running loose. It seemed to us that their utilities were installed on the wrong side of the very narrow sites for modern rigs and this limited the sites we could set up on. The sites were very close together. All sites are grass, the roads are gravel/paved and the utilities worked well. We stayed only one night instead of a few months there and found a better spot up the road for our summer exploring base camp. Definitely would not stay here again.

Avoid this park. Way, way off the beaten path. Too many dogs running loose and piles everywhere you walk. Owner at the time of our stay has six loose dogs running and howling all hours. No WiFi, no cable, and no marina. There is a boat ramp for tenants but no dock or boat slips, no showers, and no club house. There is a coin laundry shed in the park for the tenants. Tenants are permanent dwellers. Water pressure is poor. There are dumpsters for garbage. Pool is non-functioning and fenced off. Neighbors in the residential area surrounding the park are hostile and so are their dogs, of all breeds. Frequent dog fights and the owner's "pack" have howling fits all hours of the day and night. Older park that is on the decline. But quiet and affordable. Would not stay here ever again.

Water, 30/50 amp service, sewer and garbage is all you will find here. No laundry, no showers, no pool, no club house, no WiFi, no cable, Verizon service is good and no shade trees to block your dish but also lacks shade when the summer rolls in. Small, work in progress park, but friendly. Owner's dog a bit on the aggressive side. All gravel road and pads with concrete 10x10 slabs. Can get pretty muddy when it rains. Most tenants are long term. Don't think we would stay here again until improvements are made.

Although the highway noise was a little above normal the park was nicely laid out. There were rental kayaks and canoes available to play in the small lake in the center of the campground. There were two different size cabins to choose from and the sites were adequate for most RVs. The staff is extremely helpful and attentive. The amenities are favorable which includes a nice size pool, playground and other fun activities. The Wi-Fi was very weak and unusable. We would stay here again.

Large rigs (40+) have a great deal of trouble maneuvering in the narrow loop road and backing in to the spurs with low hanging tree trunks. All concrete surfaces with nice landscaping. Pool is very small. Laundry is two washers and two dryers for 57 units. Community room has not been cleaned all winter. Dogs running loose and piles everywhere (watch your step). Too many dogs in this park some long term residents have three and four dogs. Sounds like a dog kennel here, very noisy and rude long term residents. Two drunks were thrown out after they insulted and harassed us one night. Hwy noise woke me up every day of our stay here. Owners are absent and do little or nothing to settle disputes or problems. They overcharged us for our stay which we had to contend for a refund. We booked for six months stay and were asked to pull out of our spot because the owners overlapped another customer into the end of our stay. Took us 6 hours to organize and move to an unshaded smaller unlevel pad where the septic hose had to run uphill, instead of having the overlap park temporarily somewhere else that was open for the last 10 days of our stay. No, apology or compensation for the screw up. Oh, the overlapped customer didn't show for a week. We could have stayed put until we left the area. We will not return to this park and don't recommend anyone else staying more than a night here.
