This campground is overpriced. Our rate reflects taxes and Good Sam Discount. Most sites are unlevel and spread with rock. Grass is sparse. Some sites are shady, some are in sun. Picnic tables and fire pits at each site. All hookups worked as expected. It would be a good $30 camping experience, but a terrible $47 one. We wouldn't return.
If you call, do not expect a call back until after 24 hours. The phone goes directly to voice mail -- it is NEVER answered. No one works in the office. A list of 70+ sites with arrival and departure dates is posted on the door. Bring your calendar and pen to do the process of elimination and expect to spend 30 minutes doing it. The park is adjacent to a neighborhood whose residential streets are required to access. The tree-lined streets have many low hanging branches that WILL hit everything on top of your coach. Sunday-Thursday rates are $5 less than Friday/Saturday which are $40 (30 amp) and $45 (50 amp). They charge $2 per pet per day, too. We found the park overpriced, under-managed and much too inconvenient.
Overpriced at $42.50 per night and not a resort. A few small cabins are permanent residents. Lots of old rigs. Our 50 amp site turned out to be 30 amp. Management tries hard to please the customer, providing escort to big rigs, bringing a personal trash container, and offering every assistance.
Attention Dog Owners! This is not a dog friendly campground. Dogs are not allowed to be walked outside except at the dog park. Dogs cannot be walked to the dog park from your site. They must be driven in your vehicle. Big rig back-in sites #40-50 are along a noisy highway with late night casino traffic. Optional large pull-thru sites (with 50 amp) #224-229 do not have black water sewer (grey only). These sites require navigating to the rear of the park along narrow, bumpy, dusty roads under low hanging tree branches. In this area satellite reception is non-existent. The park offers no cable service to sites.
$10 per day "second pet fee" causes this campground to fall in the "overpriced" category. Massachusetts law requires rabies vaccination be shown at check-in. Low hanging branches alongside interior roads scratch sides of rig on curves. 10% Good Sam discount to everyone without proof of club membership. Unimpressive campground with plenty of potential with a few improvements.
New ownership as of August 2012 and improvements are ongoing. New husband/wife owners are "hands-on" managers who are on the property all day every day. Gravel interior roads and parking areas with grassy sites. Each site has a picnic table and fire-ring. Some sites are in shade, some in sun. Far enough off the road to be quiet but conveniently located a mile or so from downtown Ellsworth.
Overpriced. Asphalt interior roads. Wide sites on large concrete pads that are mounded making the sites unlevel. Good lighting at night. Concrete tables at each site. Campfires are not allowed. No real dog restrictions as some vicous dogs were tied outside. Many utility trailers (being lived in) scattered throughout the park with several families in each. The park does not allow tent camping but allows guests to stay in personal cars, box vans and stock trailers and most seem to be long term. We did not see any park models.
Asphalt interior roads and campsites. Fairly level. Connections are well-placed and operate well. Good night lighting. Good space between sites. Reservation online and first-come campers have frequent conflicts. The grass was almost knee high and is not well-groomed, but green and plentiful.
Paved interior roads with concrete parking pads. Pull-throughs have no patio, but back-in's do. No picnic tables or fire rings. This property is deteroriating. No security or rules enforcement. Everything that breaks stays broken. Laundry is in one of the motel rooms.
Narrow entrance to this campground. All interior roads are rocks and sandy soil. Sites are fairly spacious and some have concrete patios ($). The campground is on a sloping ridge but most sites looked relatively level. Hookups are convenient and worked properly. The ridgetop location is extremely windy during spring -- strong enough to damage slide-out covers.

Most transient big rigs are assigned sites in a new area with gravel and concrete with asphalt streets in chevron design. No trees and most face west. We asked to have a site facing another direction and were put into an older section with plenty shade and some grassy areas. Pet owners take note, they don't allow portable pet pens although the restriction is not listed in list of rules.
Most transient spaces are pull-thru on gravel and level but RV's are pulled close side-to-side. Hookups are convenient and there are a few shade trees. Escort to site. Concrete sidewalks. Near the highway so road noise can be heard. We'd stay again.
Interior roadways are paved; sites and small patio areas are pea gravel. Our site was narrow and unlevel with slanted railroad tie edges that caused difficulty getting in and out of our camper. This particular site has poor ingress and egress. Picnic table was in good condition, no fire rings. Dumpsters throughout the campground are unsightly. Although near I-35 we found our location to be quiet enough for sleeping (a constant hum of traffic 24/7). We'd stop in again.
Located on Poche Plantation grounds. Concrete pads in rear section have nice lighted power posts and street lights at night. Don't expect a manned office as there isn't one. Gravel roads throughout the campground make dust a problem. Rear section has a concrete sidewalk that's good for walking small dogs. No real dog rules here; permanent tenants don't always pick-up after their dogs. Also many let dogs run loose.
Daily campsite trash pickup. Medium size shade trees do not block satellite signals. Grass between sites. Small concrete pad for wooden picnic table. Site might not be level as pea gravel shifts under heavy loads. No curbs, sidewalks or asphalt but dust was not a problem.
Not sure of the real name as the entrance sign shows SunBurst and Pioneer RV Resort. It is not a resort but a 30+ years old unkempt campground with narrow roads, cramped sites, marginal maintenance, no trash pickup, and hands-off management. There are some very undesirable sites near the dumpsters.
The owners devote themselves to managing and maintain this campground and it shows. Even the trash cans are clean. Interior roads are sand and grass is intermittent so rain showers and/or dew can present a sand problem. Our rate reflects club membership.
Our nightly rate reflects week-long stay. This campground does not enforce Alabama State Park's "vicious" dog or "leash" restrictions. In fact, a campground volunteer site posts "Beware of Dog" sign for two large, aggressive dogs. Guests bring as many and whatever breeds they desire. Management is aware but takes no action. Children and pets are not safe here. One very small dog was attacked and nearly killed while we were there.
Old and neglected campground. Pool is filthy and unkept. Many sites are filled with trash. Electrical problems at most sites. Pull-throughs are back-to-back and too close to use patio awnings. Goats, chickens, ducks, ponies, rabbits and other farm animals are kept on the property. Management and staff seem uninterested in the campground customers. Office is scary. We won't stay here again.
Both shaded and open campsites available. All sites have water and electric hookups. There are asphalt pads with picnic tables, fire rings and a trash can at each site. Most sites are fairly level and connections are well placed. Fishing permits are $1.50 daily. There are no permanent residents -- limit is 4 consecutive months. Gates to campground are locked at dark. $10 deposit required for gate key. $10 deposit required for bathroom key. Both are refundable. We'd stay here again.
$34 plus tax + $38 -- No longer part of CampClub USA despite being listed as such at CCUSA. Nice and clean. Site is gravel; interior roads are asphalt. Unappealing entry from the interstate opens into a really clean, well-kept campground. Site was fairly level, hookups work well. We'd stay here again.
Easy in and out. Clean and well managed. Grassy sites, mostly level. Dirt interior roads. Hookup are easy to reach and operate efficiently. Good tasting well water. Shady and sunny sites. Some Highway 93 road noise but not excessive. We would stay here again.
Family oriented campground. Sites are level, gravel; interior streets are asphalt. Hookups are easily accessible and work well. Nice looking bathroom/laundry with plenty of machines. Tall evergreen hedges between all sites. Plenty of grass and trees in the common areas. We would stay again.

Seems to be some financial difficulty as some projects are abandoned. No laundry or bathrooms. Overall a good experience for us and we'd camp here again.
Small, well-kept campground. Gravel interior road and sites with grass between. Lots of shade. Four sets of older laundry machines, reasonably priced. No playground or place for children to play. Entry off the highway is obscured and requires care in and out. We would stay here again.
All asphalt campground. Creosote soaked railroad ties serve as curbs. No grass. Most spaces are frustratingly difficult to park any rig. Very tight areas. Many long-term rigs. We would NOT stay here again.

Sites slope so some leveling is required. Small tree on each site. Campground layout is columns and rows. Clean and well kept with a good many working people staying long term. Tiny sharp gravel make small dog walking difficult. New, clean, well-kept. Easy in and out.

Plenty trees and well groomed grass. Water/electric/sewer connections are well placed. Interstate is on the opposite side of the river and it's roar can be heard. Laundry facility is well equipped and spacious. Management is attentive. Good Sam's rate is advertised but no discounts are given. We would stay here again.
Entry road is old asphalt turning to gravel. Very rural setting. Sites are grass and level -- most are in shade. Some back-in sites are along the river were $5 more per night. Interior roads are mostly dirt paths. A good many permanent or seasonal units. Lots of mature shade trees rimmed high for good visibility and clearance for rigs. Quiet and comfortable property adjacent to a county park with baseball/soccer fields. Train runs within 2 miles but was just a low roar at our site. Laundry was clean with two sets of machines, clean and reasonably priced, with folding table and hang-up bar. Restrooms are in the same building and have coded entry. There were no club discounts available.
Our $22 nightly rate reflects CampClub USA membership, but is higher than 50% discount advertised. The grounds are asphalt with concrete pads. There is good grass between sites with chain link fence surrounding the property. Trash is placed in a single dumpster near the office and overflowed during our stay. Otherwise the grounds are quite clean. Sites are close together; in rows and columns. Management office is on site but unattended most of the time so self-registration is required along with a phone call. Laundry facility is well equipped and slightly overpriced but reasonable. We would stay here again.
Our $27 nightly rate is for a week long stay and includes tax. The campground can be seen from a flat section of I-5. Road noise can be heard as a muffled roar at our site. The whole campground is situated on rolling hillside. Sites feel private. Asphalt roadways with concrete pads and well-placed connections. Trees are mature, well placed and there were few, if any, low branches. Laundry facility is clean with several machines and reasonably priced. No junkers or outside tarp buildings were seen at campsites. We would stay again.
Grass and gravel within a chain link fence. A small shade tree between each pull-through site. Weedy grass should have been cut months ago. No play area or place for bike riding, walking or dog walking. It's simply a place to park, but the facilities work well and it's easy in/out. Two sets of machines in fairly priced laundry which is clean, spacious and has a folding table. Check-in is a bit uncomfortable at host camper.
Our rate reflects 50 amp back-in site ($10 less than pull-through). Our site is grassy but some are on gravel. The campground is basic, surrounded by chain link fence. Good security lighting, paved streets and conveniently located. Bathrooms and laundry area are off premises and require a key deposit. There are no social activities, playgrounds, dog-runs or recreation buildings. It's simple and basic and we would stay here again.
Sites in lower section are really close together and in gravel. Many spacious sites too including some pull-throughs on the upper levels; they are on asphalt roadways and have concrete pads with picnic tables. Tenters are in a separate area. Grounds seem well maintained for an old park. I didn't see any permanent or cluttered units. The laundry is in terrible condition; dirty and cluttered with two sets of machines; being shared by staff for cabin rental laundry. Clean and dirty laundry piled everywhere. The laundry facility is open just 6 hours daily and is too pricy for the condition it's in. Our price reflects CampClub USA 50% discount. We'd stay here again but not use the laundry.
Located within a commercial area of Fresno, but quiet. Very clean and neat. Asphalt pads and parking spaces with concrete patios and nice grassy areas; most sites have shade trees. Several old residential units need to be moved out. Laundry facility is old but works well and priced reasonably. Advertised as Good Sam Discount park, but we paid the same rate as non-Good Sam guests. We would stay here again.
This campground needs some general freshening and cleanup, but was pleasant enough and in good working order. There are too many add-on tarp rooms, canvas garages, outdoor storage sheds and junk cars on the sites. Our daily rate reflects a week-long stay. The campground is close to the highway, but we did not find road noise to be a problem. We would stay here again.
This is one of the most neglected COE campgrounds we've visited. The grass isn't cut often enough. Water spigots are as much as 40' from the sites. No speed limits are posted and drivers (including rangers and lake patrol) tend to speed through the campground. Park Rangers are indifferent and do not make eye contact. The check-in system needs help. Having said all that, the campground is laid out well, has spacious sites and fairly new amenities, including covered picnic tables. Our rate reflects our Golden Age 50% discount.
Dogs are not allowed. Everything in and around this campground is clean and well kept. They are most accommodating owner/operators we've encountered. There were well planned activities. The pool is spotless. The new laundry in lower section is a welcome addition. There are three sections. The oldest (upper) has small sites but trees, grass and paved road. The middle section is gravel with less shade; and more seasonal visitors. The newest (lower) site is still being developed and is more big rig friendly. Our rate reflects an unplanned extended stay which was accommodated graciously by management. We would LOVE to stay here again!
We stayed a week in the new "Cottonwood" section at $200 + $1 day for our dog. The sites are level concrete with excellent hookups. Lush grass and landscaping. Well placed enclosed trash dumpsters. Well-lighted campground and lamps are automatically turned down by 9 p.m. Spacious area with plenty of room to turn in or out and some sites are pull through. Laundry room is large, well equipped and has folding table; cost $1 per load to wash or dry.
Our nightly rate reflects CampClub USA 50% discount and we would stay here again. The campground has gravel roads and campsites with concrete pads and curbs. Small but adequate shade trees are on nearly every site. A keypad code is used to enter the campground site area. The pool is heated but is a long walk uphill and is accessed only through the office building. The laundry facilities are exceptionally nice with an adjoining lounge, complete with television and comfortable seating. Machines appear to be well maintained and the cost is reasonable ($1.25/$1.50). Access to the Colorado River is available to guests. While we were here, a "Pizza" trailer was available with a surprisingly good menu and reasonable prices.
Our $18 per day rate reflects 50% CampClub USA membership. Lots of large live oak trees and serenity. Interior roadways and campsites are sandy/dirt. We were here just after a big rain and there was a lot of washing of sand onto the road. The sandy/dusty roads kept us from opening our windows. Laundry prices are too high. Lots of hillside dirt paths. All water is from an underground aquifer, including ice sold at the camp store. The park is quiet and dark at night. There were lots of long-term power company workers staying here when we visited. They tend to celebrate a bit loud every evening after work and they let their dogs run loose while they're outside. We would stay here again.
Our $25 rate reflects 50% Camp Club USA rate and on other days we received 10% off Good Sam rate. Helpful, courteous and knowledgeable staff. The campground is all asphalt with small to medium height trees and small tracts of grass. Access to bay walkway. 24 hour security. Lots of covered trash cans are emptied frequently. Not enough laundry machines and no place to fold or hang laundry. They have a 30-day limit on stays and that keeps long-term folks from getting too much stuff on the site.
