This RV park/campground is centered around river raft trips which are operated right next to the RV sites. There is a lot of traffic in and out and people drive through the RV sites continually. They have a restaurant/grill on the other side of the RV sites and they even have semi trucks delivering to the grill right through the road that goes between RV sites. The river is not accessible other than to look at as there is no beach area. One nice thing is that there is a very long biking/hiking trail that begins right next to the RV park. On the negative side, they charge extra for pets, there is no cable TV, no laundry room, and no swimming pool so the price is quite high.
This park is very clean and well maintained. The location is perfect for activities in either Manitou Springs or Colorado Springs. There is a bike and walking trail just adjacent to the RV park. The only negative is the sites are a little small and close together but pretty typical for most RV parks. The best feature was the beautiful big pool kept a comfortable 87 degrees.
The park is clean and well maintained but does not merit the price of $95 per night. It is good but not outstanding. I expected to be staying in Santa Barbara as that is how their address is listed. The real address is in Goleta which is more than 20 miles from Santa Barbara downtown. The swimming pool and spa were nice but had so many children in both that it was impossible to enjoy using them. There is adult only time from 9:00 to 10:00 at night. I would have liked it more if there was more adult only time in the pool and spa. Also, the beach was too far to walk to.
