Not a lot offered, considering the high daily and monthly rates. Too many uncontrolled pets, yearly - settled in - residents, and tawdry around the edges, including 4 burned out RVs that were never removed. Plane noise from Davis Monthan AFB and train line just below. Pool and spa are small and not clean. We would not stay here again!
Well, it was quiet, anyway. During the summer, it probably won't be. 95% of the sites are "planted" with various aged RV's. This park is worn out, as are many of the seasonal RV's/sites. Roads are narrow and potholed. Electrical boxes are practically laying on the ground with no dedicated breakers and worn/loose receptacles. Sites are hardly level (4.5" was not enough) though she said our site was pretty level. Real pain to get set up. FUNKY! DO NOT take a big motorhome, fifth wheel or trailer over 30'in here. You'll be upset right in the gate. Big corporation is putting some money in the pools and various other parts, but the infrastructure needs a major overhaul. We would not stay here again. I'd rather boon dock.
Bare bones: new gravel parking lot with utility posts. Lots of long term residents/workers. Adequate for an over night, but close enough to a city to have the noises, sirens, motorcycles, etc. No interstate noise, but there's a late night car wash and light industrial. Don't go on the week-end. The bar across the street faces the park and notorious for noise, etc. So says the manager. Passport America rates. You have to stop into Sunset RV park (practically underneath I-20) to pay and get a map.
Beautiful park: located off the highway and surrounded by trees and lake. Worth the 4-6 miles drive. Thought it would be quiet, but a LOUD bull frog outside kept us awake until I went out in my skivvies to chase him off. Neighbors had trouble with 50 amp so check that, if you have some problems. Has some basic maintenance issues, picnic table falling apart, electrical stuff, but clean. Would go again.
It is on it's way to becoming a very nice resort. Again, the facility is certainly there, but the management is a little shaky as they try to resurrect this HUGE resort. We didn't have the best experience but that was mostly from dealing with management. We were interviewing for a work camp position.
Nice owner/manager. Awesome water pressure. Only sites available were right next to the highway, so it was a little noisy. Bathrooms about ready for a remodel. Honor system for laundry, and store is nice. NO place to walk a dog except along the highway. Close to town if you need that.
Nice clean small park. Owner/manager keeps it spotless. Easy to be sociable. Great views. Lake is a bit of a hike, and the water was low. But thousands of Sand Hill Cranes were wintering there. No bath/shower house. Make sure you go past the State Park to the smiley face flag.
Clean park but a little funky around the edges. About half the park were long term tenants. But not snow birds. Good price. Affable owner/manager. But he didn't tell me that the sewage tank was right next to our site and had that smell our whole time. Flies, too. Traffic noise made it hard to sleep soundly. "Bath house" was a portable shed with 1 dollar shower, toilet, sink and W/D. Didn't use it. Close to town, though. Easy to find.
