This is a very clean and neat RV park off of Hwy 96 Bypass. Very close in to Lumberton, to Beaumont , Silsbee (town), and extremely close to a Wal-Mart Super Center (for convenience). There seem to be quite a few monthly/regular residents, but apparently they are told to keep their sites neat and clean and they do. There is none of the look of long-term residents, yet one knows there are some. There are two shower houses (hubby says they are clean) and a wash-house with 3 washers and 3 dryers, all newer, in good condition and only $1.25 per load. Beats a laundromat for sure. Also, there are a few cabins to rent. Have not seen inside, but they look nice. Near the laundry area. The owners are friendly and willing to do what they can to make you happy or help you out. There are tall pines for shade, free Wi-Fi (and it comes in great) and picnic tables at the sites. All sites are cement, with patio areas on some premier sites. It is close to the highway and thus noisy from the traffic sounds, but one shuts them out quickly. Everyone here is so very friendly and it feels: good! I like it here. We are staying for a month of more. The rates are very good. It is not fancy, but well kept and the owners live on site. You can call if they are not in the office and they'll be right there. I would highly recommend this park.
This started off a truly nice place, with landscaping that has grown nicely. They've added a bar and used to serve food, but not sure now. In the time since we lived here and last used it when we didn't, it has grown seedy. Lots of junky full-timers and people that stay for weeks at a time and leave junk outside their trailers. It looks terrible once you look past the landscaping. The best, prettiest sites are in back, where the junky trailers, old motorhomes, etc. are. The owner rents to people: single moms with kids, construction workers, you name it. Without being an out and out snob, I have to say that this place gives my husband and I creeps and WE are in an older but nice travel trailer. It's the ambience that lacks class. I WOULD NOT recommend this place to anyone wanting peace, quiet and a nice place to stay. It is noisy, cars and trucks coming and going, and music played loud enough to hear it in my trailer with windows shut. Avoid like the plague!
We really enjoyed this park. Although we stayed only because we had truck issues and had to have work done (it took a week with warranty clearance) so we were "stuck" here. We found it to be a delightful place, with very nice workampers, a nice laundry room near the office (guess there are actually two laundry areas), with connecting bathroom/showers. Gravel lots, not tons of grass, and lots of big rigs (we had a 30 foot travel trailer and felt like dwarfs to the diesel pushers), and I assume some longtermers too. Allows pets but one needs to be a responsible pet owner (and that should ALWAYS be the case) and there are many dog walkers daily in the park. Nice looking pool in a gated area and a small community center nearby. All in all, excellent experience. Stores (big box and strips mainly) within walking distance, on a bus route so easy access to places along the way on down to the plaza area. We walked all over and enjoyed the walks. Restaurants very near by too. Would highly recommend this place to anyone, but mostly people over 55. It is a 55 and older park, with a trailer (mobile home) park behind the RV area. Adobe fenced area in front hides the park. Privacy.
We LOVED this park and the KOA team was friendly, helpful and good natured. We stayed only one night, just passing through, and found it a bit out of town, but it has a well stocked store, will deliver food (good food too) to your campsite, including traditional bbq and it even has wind power onsite. How cool! Doggie areas with doggie playground equipment (no kidding). We did not see all of the park and it was not super busy, but busy enough, when we stayed here, but it looked extremely well kept and maintained. What a truly nice park. We had a flat tire on our travel trailer due to trailer brake issues the next morning and everyone was very interested in getting us someone out to get the tire off (not the right equipment onsite) and get us on our way. We appreciated it a great deal. Especially one particular KOA workamper was a very nice guy! IF he is representative of most KOA workers, we will always go to KOA parks!
