Creek on property. Wooded grassy setting. Fire rings, picnic tables, tent sites. Coin laundry. Horses welcome, horse corrals and pasture available. This is a basic campground with few amenities and is average in upkeep. There appears to be a large number of permanent residents but their spaces are well kept. Next to highway but not particularly noisy. Owners run business from home--no office. A little pricey for a small mom & pop park, but it's in a heavy tourist area. Park is about 8 miles west of Pagosa Springs.

This is an older park surrounded on three sides by roads with heavy traffic, so it's not quiet. \Rates seem high considering there aren't many amenities. Spaces are average but park roads are narrow and there isn't much room for wide turns. There are quite a few full-time residents and some of these lots are junkie. This place is okay for a night or two but probably not where you'd want to spend more time.

Campground is considerably north of Deming and most of access roads are unpaved. However the trip is worth it if you enjoy getting out in the boonies, away from noise. You won't find a swimming pool, store or other amenities here, but campground is well maintained and spaces are more than adequate in size. This could be good for an extended stay--rates are very reasonable. Management is friendly and helpful. Less than 30 minutes away from Wal-Mart Supercenter. Only drawback was dust from unpaved roads in campground. Nice views of mountains.

This is a first-rate park, well maintained and well organized with very large spaces. Management is friendly, helpful and efficient. Park is very busy during snowbird season so call in a reservation early. We would rate this park right at the top of our list. Only minor drawback is relatively high fees for Wifi internet, $5 per day but heavily discounted for extended stay.

We had bad vibes when we reserved a spot but came here anyway. Lady who took reservation was obviously new and asked the same questions over and over. They required the full amount of our one-day stay in advance with the reservation and quickly charged it to our card before our visit. When we arrived the site they had given us had been purposely given to another party who could stay longer, so we were given a much less desireable site near the office. The park is adequately maintained but showing its age with many permanent residents. Management is definitely lacking. This park is okay for a night, but we wouldn't stay there again unless a last resort.

This park has been under new ownership since July, 2007. It appears that the new owners are in the process of making some improvements, however at this point the campsites are still ungraveled and quite muddy after a rain. Although some clearing of brush and debris is in progress now, there is still much to be done. As said in other posts, this is an older campground and has fallen into disrepair over the years. There are other campgrounds nearby that are free of debris and seem to be much better cared for at this point. I would urge caution in making reservations here without first seeing the facilities.

This is a well-maintained, well-run KOA--the very first KOA in the U.S. Staff was friendly and helpful. Grounds were very well-kept. We particularly enjoyed the outdoor "Pistol Pete's" restaurant. The food was excellent and fairly priced. We would definitely stay here again although the rates are a little high. This was a MUCH BETTER experience than the night before at the Butte KOA.

As said by others, this is a typical older KOA that can use some maintenance. Our problem was that we thought we had reserved a space of adequate size for a 32' fiver. The space we received was adjacent to small tent campers and class C units, much too small for our unit without being out in the road in both back and front. Also, nearby trees prevented us from turning into the site without scraping the sides of our RV. We returned to the office to ask for a bigger space. The blond woman my wife dealt with stated that the original space was adequate and that she had "fitted bigger rigs" in that spot before. I was tempted to have her try to get in that spot herself. She did give us a larger space which was fine. Customer service and attitude was lacking on this evening. Would not go back again.
