This place is so good, it makes me think that the couple of other RV Parks that I rated a 10 really didn't deserve it. Treetops is in a league of their own. Everything else said here is absolutely true, you feel remote and in the woods while you are in the middle of the city. We stayed in a presidential site, and the surroundings were like a manicured park. The presidential sites are a little larger, more scenic, plus they have gas grills, and a USA Today paper delivered to your door. I thought that I would not want to use the gas grill because it would be dirty, but there is care to maintain and clean the grills, so we used ours each night we were there. The owners of the park are very active running it, and the quality of their attentiveness shows. If there's a better RV park in the state of Texas, we haven't seen it.
We stayed here for the better part of a week just prior to the 4th of July weekend. This is a big, somewhat congested park, although we were on the south side of the park in a site that directly overlooked the water, and it was very nice. The only real downside to this park was the general lack of vegetation. The whole park is covered with white rock, and there's only grass in places like the dog walk. Not only does the gravel hurt to walk on, but it also reflects a lot of heat. Other parts of this park were great. The staff was not the best we've ever seen, but they were fine. The pool was wonderful, very clean and very well maintained, and the hot tub was in place and clean. The restaurant is convenient, but not nearly as good as many others on S Padre. All in all, while expensive and far from ideal, this is probably the best bet in S. Padre.
This is a huge park that is primarily oriented towards seasonal and permanent residents. Part of the park is dedicated to mobile and manufactured homes. There seems to be one section of the park for short term stays, and it's not particularly pretty. Then again, nothing about this place is pretty. It's easy to tell that at some point this was a cool place. Those days seem long gone, though.
Stayed in this park over the weekend prior to the 4th of July. The only negative that I can think to say about it is that it is not particularly convenient to downtown Corpus Christi, although it is convenient to the beaches and local shopping is very convenient. The best part of this park is the staff. Even though we came in a couple of hours after the office closed, we were greeted by a couple of hosts who opened the office, checked us in, and led us to our site in a golf cart. They also provided lots of good advice on things to do and places to eat. The park has a nice feel - it's primarily a full time park or monthly park with a limited number of short stay sites, but the result is like being in a neighborhood. The permanent sites are very well maintained, you are much more likely to see big pots of flowers on the permanent sites rather than old cars on blocks. Lot's of landscaping, nice pool, even a large hot tub. We'll be back to this place.
Stayed in this park for one night because of it's proximity to a major outlet mall (within about 5 miles). The first comment that I'll make is that there should be some minimal list of amenities before an RV Park can be called an RV resort. This is a field along an interstate with RV sites in it. There are no amenities, and it's not a resort. The sites are gravel, and are a decent size, but despite the fact that this is in a flat Texas field, the sites are not particularly even, and I found leveling a challenge. This is right along the interstate with no fence or landscaping buffer, the traffic noise is very loud which impacted our sleep. There also is a plant that makes concrete or something like it that starts work very early in the morning, and that's noisy. The park itself is relatively clean and maintained, although it does have a significant number of long term tennants, which is shocking because it is so noisy there. Mostly because it's noisy, but also because of a total lack of amenities, this park is now on our list of places we won't return.
