Crowded older park, narrow roads, probably built before big rigs. Once into a deluxe site it was easy to level and plenty of room to put out awnings and sit on the cement patio. WiFi speed was at a snails pace but Verizon signal strong for hot spot. Very pricey for what you get. Friendly staff and escort to site.
Extremely attentive owners. Great help in backing into very narrow spaces. Couldn't open awnings. No WiFi and very little water pressure, but everything clean, neat, and easy to hookup. Great location close to Manatou Springs and Pikes Peak.
This is a very nice park with level sites, clean bath, and laundry spotless, but don't talk to the host. I complained about the charge for a friend to stop by and see our new rig. Next thing I know the sheriff is there to evict us because the owner did not like our attitude! Fortunately we moved 10 miles up the highway to a nicer park, and they told me they get many who are evicted from the KOA.
Mostly permanent units badly in need of replacement. Lots of "junk" everywhere. Water and electric hookups are tenuous at best. Wi-Fi is slower than a phone modem, when you can connect. Evidently the owners sold the better half of the park to new operators across the entrance road. It is much nicer. Unfortunately I didn't see it before paying.
