Price reflects Good Sam discount. Check-in was speedy even with many rigs lined up to get into the park. Staff was efficient and professional. Asphalt roads and level, concrete sites with patio and pea gravel between sites. Utilities were good; water pressure seemed high so used regulator. WiFi worked great. When passing through, would definitely stay here again.
Rate (then add tax) reflects price advertised on a billboard before reaching the park. Make sure you ask for the "billboard" price. Park is barren but clean. Roads and sites were gravel but close to level. Area between sites was crushed gravel but full of goatheads, so watch your dogs. Utilities were good but water pressure seemed a little high so used a regulator. WiFi was great. They have water & electric locked so they give you a key. If you do not return the key when you leave, they will charge you an extra $10.00 on your credit card. Staff was pleasant and professional. Next time through would probably stay in Albuquerque.
Price reflects Passport America. All utilities were good. Roadway and parking sites were hardtop; close to level. A picnic table sat on crushed rock. Very handy to Grand Canyon train trip and doggie daycare was great. Didn't use cable but WiFi was good. The staff was efficient, professional, and very accommodating. Would definitely stay here again when in the area.
Stayed here three nights. Park is near the town and a great base camp for Yosemite NP and surrounding mountain area. Site was adequate for 40' coach with 4 slide-outs & leveled nicely with small amount of tweeking. Utilities were good but water pressure seemed a little high so used a reducer. Our 3 wi-fi hotspots didn't work so paid $4.00 per day to use office wi-fi. Park has many large trees which made satellite reception difficult. Moved on last day and was able to hook-up. We would stay here again if in the area.
This is the best FamCamp that we've stayed at. All utilities worked great (with smokin' fast wi-fi) and the concrete pad was level. This was the longest site we've been in. After putting our 40' coach where I wanted it, we parked the car in front and had room for 2 more vehicles to park behind the coach. Check-in was quick, efficient and friendly, and you get an escort to your site. Because pull-throughs are oriented around circles, the sites were extremely spacious. When in the area, we will certainly stay here again.
We stayed here two months and nightly rate reflects 28-day months. We agree with what others have said about the park and believe it is the nicest in the Reno area, especially the views. The Wi-Fi has now been fixed and it is smokin' fast and reliable. Security cruises around often. Freeway and train noise was tolerable. Great deals at the casino cafe. Seems there is always something going on in the Reno area. We would stay here again and made reservations for next year.
Gravel roads and pads & sites with grill & picnic table. We camped in the lower level & found the sites long, wide & level with all utilities exceptional. Price reflects monthly rate & all utilities included. Propane available on site & discounted to residents. Management friendly, professional & accommodating. Although NOT a park issue, our satellite had occasional problems with the HD channels. The only possible negative might be the highway noise.
All the previous negative comments are true. The first site we were given was unlevel to the point I asked for another site and was cheerfully given one that was level, but very tight. As others stated, the staff is very professional, pleasant and helpful. I was able to get onto the Wi-Fi at 6:30 AM but 6:30 at night, forget it. This park is way over-priced. We will stay elsewhere when in Santa Fe.
When we arrived, our first site was blocked by a trailer. Our second site was so far off level the front tires were off the ground. At the third site, the auto levelers over-corrected and when we lowered them, the windshield cracked. We had paid for three nights, but after the windshield incident, we decided to just leave after two nights. management refunded one nights rate. She wasn't obligated to do so and we did appreciate it. All previous positive and negative comments that we read are absolutely true. However, we were able to get satellite TV, Wi-Fi bounced in and out but worked, and the traffic on Oak street wasn't an issue. They sprayed a chemical on the road and there was NO dust.
Great "overnighter". The manager was very helpful and accommodating. Sites are grass, but level. All utilities were good, and it was very quiet at night. It is a fair distance from Hwy 160 and you do have to travel several blocks on gravel city streets. We would stay here again if passing through.
As other have stated, the owners and staff are exceptional. Our 40'er barely fit and with 4 slides out it was very tight. However, considering the sparkling restrooms, flawless utilities, closeness to downtown Manitou Springs and other attractions, we would definitely stay here again.
Like others have stated, it's good for an overnighter. No one in the office so used self-registration. We made a reservation so we had a pull-through site assigned. After we got in the site and got a good look around, I wish I could have got my money back and drove on to Cheyenne. Although leveling was a challenge, we were successful. 50 amp was good, water spigot was right at ground level(?) and we did not use their sewer hook-up. This is what you would expect from a facility that is probably 95% workers in a myriad of RVs, stray dogs, rough looking characters. We will definitely not stay here again.
Price reflects Passport America discount. Maybe it was just me, but park layout seemed odd and hard to figure out at first. Water and electric were both at the end to the site. If you left your vehicle hooked up, it was a long stretch for the water hose. Site (#24) was pea gravel and very level with nice grass between ample sites. Owner met me as we pulled in and said pick out a site and pay in the mini office next to the pool. While registering, I noticed that some park amenities are ala carte (ie use of pool $3.00). Payment is cash or check only, no credit cards. If passing through and needed to stop close by, I would definitely stay here again.

Roads are asphalt, our long, pull through pad was crushed stone and there is a nice sized concrete patio. All utilities are located in a concrete pad of their own. Grass in our site needed mowing but I’m sure this was just a temporary issue. Sites are diagonal and you don’t feel cramped. We would definitely stay here again when passing through.
We thoroughly enjoyed this park. Check-in was easy by a very accommodating office staff that was efficient and professional. This quiet, well lit park has concrete roads and pads, a nice grassy strip between rigs (some with a nice sized palm tree) and a picnic table. They have a clean laundry room, handy mail room and a variety of activities in the rec room. Most residents are long-term but everyone is friendly and keep their sites clean and picked-up. Propane can be delivered to sites by a private company. A marina is just two blocks away and the fishing has been good (our neighbor hosted a couple of fish fries). We stayed here two and a half months. Rate represents monthly, water and sewer included, electric is additional and metered at $.15 p/kwh. Would definitely stay here again but would make reservations well in advance.
We stayed here about two months to be close to family during the Holidays. Price reflects monthly rate but did not include electric ($.14 p/kwh) and water. The office staff and other workers are professional, courteous and have that "no problem, can do" attitude. The roads are all paved and sites are gravel. They are level or close to it. Our site was hard-packed at the front and a little soft in the back but, it was an easy fix. A huge plus for this park is they sell propane on site. They can't deliver to Class A rigs but it sure beats driving miles to buy propane. In spite of many work campers in the park, it is very quite and friendly and the sites are neat and clean; management wouldn't have it any other way. We would stay again and plan on coming back around the 1st of April.
We were here with other family members who stayed in one of their cabins. This is the best KOA we've stayed at based on appearance and amenities. The park has paved roads, hard-packed sites and full of trees (we still had satellite signal). There are many things for kids and adults to do in the park and local area. The parks seems to be in "not the best neighborhood" but, it is gated, quite and we felt nothing but safe. We did take the bus downtown and although there was a myriad of characters, again, we felt nothing but safe and you couldn't beat the price. They have a food truck (The Chuck Wagon) and it was handy to stop there when we left on Sunday morning and the office makes a pretty good pizza too. The office staff and other workers were courteous, professional and knowledgeable about the local area. The only negative was that we felt they were a little over priced, especially the nightly rate for the cabin. We would stay here again.
Stayed here one night. Check-in went fine once the reservation was found and clerk figured out we were not staying for a month. Our drive through spot was easy to find/get into. The CG has MANY full time in a myriad of rigs and their outdoor decorations, stuff or just plain junk greatly distracts from this CG. The roads are narrow, rough and curvy which made negotiating our 40' rig with towed, very difficult. Rate reflects the Passport America discount; this is not a $40 a night CG. I would not stay here again.
Rate reflects PA for two days and Good Sam for one day; also, reflects four adults. Very pleasant experience with office personal from start to finish. We arrived after-hours and envelope with instructions was plainly visible. We were in site 52 which is a corner space that gave us a lot of room. Site was grass with a picnic table. Garbage dumpsters were right next to our site. Good thing/bad thing. It was very handy and didn't smell but I didn't need the wake up call at 6:10 AM when they came to dump them! Everyone had their dogs leashed and saw no waste. Lots of room to take the dogs for a walk along the river. Will definitly stay here again when in the area.
Like previous posters stated, owners were great; the kind of people you would like to have as neighbors back home. Sites were long enough to leave the toad hooked up and wide enough to put out three slides and not see in your neighbors bedroom. Site was gravel, hook-ups were easy and it had a small concrete patio with picnic table. Cable service had many channels and reception was excellent. Would stay here again when in the area.

There were two "camp dogs" that roamed all over the CG. The little Chihuahua even had access to the office. Totally against parks rules; the dogs belonged to the owner/manager. Park was quiet; train and interstate noise barely noticeable. Having propane on site was handy. Would stay here again.
Appears CG is under renovation but did not interfere with setup. Pull-through sites are very long and wide enough for three slides. Roads were paved and sites were gravel and fairly level. We faced the mountains and it was beautiful. This park has a lot of permanent and long-term residents but park was very quiet and neat. Highway noise almost non-existent. Would stay here again.
This CG is just a stones throw from all the action on Allen St. Park is gravel and fairly level. Sites are tight and you are close to your neighbor but was able to get all three slides out. The managers are absolutely great with knowledge of the area and assistance in the park. They had that "can do, no problem" attitude! Wi-Fi was painfully slow but managers were up front about this at registration. Apparently, it is a provider issue. Would definitely stay here again.
We arrived after the office had closed but instructions how to get into the park were easy to follow. Went to the office the next morning to settle. Site was a long pull through and I didn't need to unhook the toad. Concrete patio but gravel parking that was level. Park had some full timer but everything was clean. Nice fenced area to let the dogs run. A short walk to the river which was very clean. This park is far enough off the "beaten path" to be very quiet but close enough to make shopping at the outlet mall a reasonable drive. Had an issue with the cable but the manager came over and fixed it. Turns out it was me not knowing how to set my own television (dah). We would definitely stay here again.
Glad I made a reservation, manager was turning folks away as I was signing in at 4:00 pm. Oh, when you are signing in, beware of the "greater cat". She will jump up on the counter and if you pet her once pretty much that's all you're going to do during registration. Manager was great. All she had left was 50 amp but only charged us for 30 amp. She guided us to our site which was pea gravel but level. Easy on/off from I-20; the highway noise was tolerable. Many cable channels and Wi-Fi was great. Sites are a little narrow but got all three slides out and didn't feel cramped due to herring bone layout of CG. Great overnight stop and will stay here again.
