Well maintained park. Easy on off freeways, did not hear traffic noise when all windows on our coach closed. We did hear the occasional train whistle during the day which came from across freeway. Interior roads are blacktop. Sites are gravel with grass patio areas. Electricity was good. Water pressure fine. Sewer good. But all sites are set up for 5th wheel sewers connections at the back of sites. We had to used two connecting sewer hose's. The Wi-Fi is good , BUT it's only free for 48 hrs. After that it's $4 daily. The staff were pleasant & helpful. Sites are pull-throughs with a total length of 60 ft. We unhooked our tow vehicle from our 45 ft coach and were able to park second vehicle across front of our site. I would stay here again.
Overpriced. They do have some long pull throughs, for overnight who prefer not to unhook a tow vehicle. You can hear I-90 from your site. Interior roads are narrow with gravel base, Sites are narrow. Electric & water fine. Wi-Fi good. This KOA has an unkept feel to it. The camp ground & sites are in need of Big cleaning up. This park is In need of mowing/weeding & a clean up from fallen tree branches on interior roads. It felt like they were not quiet up & ready for the season yet. The Laundry was not clean. The staff were friendly. There was an odor of Cows in area.
Nice over night park. Easy access on /off freeway. Electricity Good. Water pressure good. They do have some long pull throughs, we have a 45ft coach plus 2nd vehicle & did not un-hook, for an overnight. Satellite was No problem. Wi-Fi on Verizon Card very slow. AT&T better. This park has new owners as of this year 2012. They are making improvements. The interior roads are dirt/gravel mix. The landscaping in & around sites was well tended. Over all very nice. The swim pool was out of commission & we were told this upon arrival. The staff were very nice. Would stop here again.
Outstanding clean park. This is a wonderful KOA for either one night or few days to re-stock. I would say It is one of the BEST KOAs we have ever stayed at. It's easy on/off freeway. Interior roads & sites are all gravel. Picnic tables at all sites. All sites are all pull through. Easy maneuvering (we are big rig--45 ft plus 2nd vehicle). This park is very well maintained. There are some smaller trees at some sites, these do not interfere with having all slides out or your utilities. Water pressure is good. Electricity is good. Satellite reception great. Wi-Fi little weak. Basic groceries are available in park store. The showers are very clean. The laundry is clean & well maintained. Close to town shopping. The staff are the nicest we have ever met. We stay 3 nights, very restful. Did not hear freeway traffic. Did not hear trains. I would stay here again.
Wonderful park.Very Clean, well maintained. Electric power good. Water pressure good, but very hard water. Satellite access depends on the site & trees. It is easy to get to. Follow information in travel RV book. But there is a train track you must cross to get to park. If you take it slow it's manageable. We were in 45 ft rig with attached vehicle. We heard 3 trains in the afternoon, but none during the night. The host/ owner very nice. I would stay here again, next time for longer than one night.
Convenient overnight stop. Easy on off freeway. They have some long pull-throughs with new electrical boxes. Water pressure good. Host friendly. There may have been a few full time, permanent sites in this park.. The have two reindeer that have a pen which encompasses an older "crazy golf" site that the animals run through. Not in use for humans any more. I was told that at Christmas the park is set up as Santa's workshop for children. In this part of Kansas there is not a lot of RV parks. This one is not fancy but OK. We stayed 2 nights.
This is a very nice clean well maintained park. Interior roads can get congested with vehicles overhanging in exit road. Not very wide interior roads . One way in / one way out. Convenient to freeway. BUT the road leading to park has overhanging tree branches & curves. Managable if you go slow. It is very convenient to the Biltmore Estate & grocery stores. The park has soft water. Electricity is good. The staff helpful & friendly. We stayed 6 nights. I would stay here again if in area. They have a very nice swimming pool.
Lots of trees. Dirt interior roads. OK for overnight stop. Satellite on some sites. Water hard. Electricity extremely weak. When the park started to fill later in the day, Electricity got weak, kept cutting out at post.
Except-able overnight "if your tired & have to stop". Easy on off freeway. The interior roads are narrow , dusty with a dirt gravel mix base. There are a lot of overgrown tree's & bushes making for hard maneuvering . There is also a lot of rusted out old dumped disused vehicles, trailers, campers & trucks in this RV park. Water is hard. Electricity WEAK 50 amp . The office building is unfinished. The laundry facility is open to the public, as well as the swimming pool. Overall this RV park needs a lot of TLC. Owners are friendly.
This park is very steep. Sites are on tiers. Maneuverability could be very difficult due to trees. Interior roads are poorly graveled & steep. Not satellite friendly. Lake is more a holding pond. Fire ring on most sites. Our Patio site had wooden deck with wood bench table on it & were both unclean. Office staff /owner has poor attitude to paying customers, who have been long time KOA members. We were here one night.
Close to Williamsburg,York & James Towns. Narrow dirt , uneven interior roads. Tall trees, so NO satellite on most sites. Sites very narrow. They have Concrete parking pads. Grass unkempt on our premium site. BBQ dirty. Patio set needs a wash. For $62 a night & thats with a 10% discount, I would have expected more. The electricity & water are fine. Office staff friendly.
Clean park. Well maintained pull-through sites . Easy on, off freeway. Great access roads & wide interior roads. Water & electric good. This place is great. I have never seen a KOA in such a wonderful condition. Very impressed. Office staff pleasant. Would stay here again if in area.
Use your GPS or Book directions good. Not marked well on main road. Entry drive will give you good idea what you're getting into. Not a whole lot of room here. Unhook at check in, before attempting to negotiate the interior roads of this park . Interior roads only as wide as one coach. Roads have many twist & turns , coaches go one way, cars both directions. You will be escorted to your site. The sites are mixed, some maintained some Not .Mostly the park is overgrown. Satellite is NOT going to happen at most sites. The Lake is a small pond. Office staff are indifferent . We wanted to ask a question, & they kept us waiting while they had a disagreement between staff, as to where to put some boxes. "See to paying customers first" not in their vocabulary. Need training update. Maybe sites owners get better treatment. Electricity weak. They had to change the breaker on our site. Water pressure OK. They will accept forwarded mail. Dogs are everywhere & use ALL sites for business., Most owners pick up.
Good overnight stop. We were here in a 45ft Coach. Pulling pickup truck. They have a few pull thru's for longer rigs for over night travelers. But watch the post on about every corner lot, when trying to leave. It would be better if owner just got rid of these, they serve little to no purpose. The owners are friendly & helpful. The water pressure Good. 50amp electric good. We did hear a train whistle in the afternoon, not at night. Work campers leave early so you hear the pickups start up. Over all OK overnight .
Interior roads are Black Dusty Dirt. Corner turns tight. Only 2 =50 amp, sites in this park, told this by staff member. Trees are overgrown 2 or 3 on each site. Sites are not very wide. Lots of side by side sites . Park Next to busy Highway. Traffic noise at night. Staff did not return my pre-book call. This park waters grass at night with sites not being very wide, you will end up with water marks on your rig.
OK overnight. (if your tired (we were), not much else around) This has turned into Work Campers Park. The 1st. row facing Hwy, has old RV's/ trailers/pickups/ the usual crap that humans surround their permanent home sites with. At the end is a overflow tractor trailer/RV parking area. The entry has metal poles that serve no purpose, except to hinder your way in. Truly Scruffy. W/P/S OK. Sites not very wide. It gave it a 5 for the quiet night, we were gone on Sunday. Work days would be bad.
Clean overnight stop. Access not bad. We were in 45 ft pulling a truck. Did not unhook, but slow coming out on the turns. Laundry looked clean. Need key to access bathrooms. W/P/S all towards back of site's (more set up for 5th wheel) thankfully we had extra hose with us. OK overnight.
Great overnight stop. Fuel truck stop close, But we did not hear noise from trucks at night. This is a very Clean park. Roads are good. Sites are large. We were in long pull through. W/P/S, good. Well set up RV park. Will stop here again.
This is a 55+ RV park. There are many full time residents, and lots of Summer visitors, who are owners of lots and have put park models in. The rental sites are basic. No shade. Sewer. Electric. You park on Lava rock, which is not compacted. You will need pads under your stabilizers, (feet) otherwise it will keep going down.The grounds are well maintained. The common area's are used by most residents as a dog run. (Most seem to have one or two dogs). Very pet friendly park. The buildings, pool and class rooms are well maintained. Golf course is manicured. I only gave an 8 score due to the location. 10 miles from town. If you leave the gate's, there is not much in the area to do, and the wind blows a lot. You will also be given a package listing all the lots the park is trying to sell, as soon as you pull through the gates.
We stayed here on an Overnight stop. They advertise pull through sites. What they don't tell you is that the sites are So Close, that you are almost slide to slide with your neighbor. There was only 3ft between our slides. We had a picnic table between us plus a electric pole in front. The next morning we had to Unhook car and back our 45ft Motor Coach out, could not maneuver forward NO ROOM. The park is large in size and well maintained unfortunately the staff seem to want everyone crammed together. I would NOT stay here again.
It is a good Overnight Spot. Convenient on off highway. Big Rig friendly. No problems with maneuvering in this park. The staff/owners are helpful and friendly. They will even cook dinner if you don't want too and deliver it to your site.
Most sites have trees. This is a very much in the woods park. When booking we asked for satellite friendly site, with NO trees. What we were offered was a "Could not see the sky site". We did change to another site with not quite so many trees, but the office staff seemed to be reluctant to do so until told we would have to leave. Not a friendly greeting or help to any site. Roads to this park are two lane country, with over hanging tree branches on one side. We had to move into other lane to avoid damage to antenna. We are 45 foot coach/plus pull vehicle.
This Park is off the beaten path. Several miles from the Freeway turn off. The road leading to park is uneven with huge dips, a roller coaster ride. Also very narrow and has ditches on both sides. If you meet any vehicle coming opposite way, you are in trouble as there are NO turnouts . There are also large tree branches over the road to catch on the antenna. The entrance to this KOA curves and is steep. You then have to navigate the entrance post. We were here in a 45 ft coach with a pull vehicle. This is one of our worst experiences to a KOA: they do not warn you of these hazards, when booking. When I mentioned the road conditions in the office . I was told, we have tall profile. My question is: why advertise Big Rig sites? What you mean is Short, small rigs are better. BIG RIGS DO NOT GO HERE.
This KOA is well kept. We parked in our 45 ft Motorhome, pulling pickup behind , and did not have to unhook for an overnight stop.The staff were helpful and friendly. Park is close to shopping and downtown. All roads in and out of town were easily accessible. We were here on a weekend and park was very busy but still quiet. Would stop again and recommend this KOA.
Entry was a little tight, due to the bushes at the entry drive area. But they do have great long sites, no need to unhook. Some sites are satellite friendly. It's a very well maintained park. Good overnight stop.
A very nice park. There are some sites on the river, others in the woods. They do have large pull through's or back in's in open area. The entry road was damaged while we were here, but as soon as possible repairs were going to be done. The owners were friendly and helpful. We will return when in the area. Great stop over, especially for the Chama train.
This is a Condominium Park. Expect NO facilities other than at the swimming pool. Most sites are well tended by owners. Unfortunately they lost our original booking for a Ocean View site, and put us in one of the Canal sites #14. Would have been OK but it had to have been the only site that was in dire need of a clean up. It was a trash collection of old junk: rust covered benches, old BBQ, chimney with ash still in it, an old dingy and a hammock with dirt and green stains on it. The tiki hut had several holes in the roof. A table with 4 chair's in awful condition. At $80 a night someone should have cleaned this site up, before renting to customers. Our reception at the booking area, outside the park gates, was ungracious. We arrived 1 hr 20 mins before check in time. This cost us an extra $30 to get in, or sit outside the gates. Having travelled for many years, this was a First. Direction onto our site were given by someone who has never driven a 45ft coach. The staff were very insistent that we stay off patio pad, while parking. This already had cracks in it . We have a 45ft with 4 slides, and were parked in such away the bushes were up against our slide windows.There was no concern from the staff about possible scratches to the paint on our coach. There was very little room for second vehicle. For such a high rated park, we were very disappointed. I'm giving 5 stars for the other owner's attempts .
Unhook as it's very tight maneuvering going in and out of the front gate. Very narrow interior roads with traffic going both ways. (You could have a BIG problem if another large vehicle needs to pass, as there are NO back up spaces.) This park is more a setup for park models, and permanent guests.
This is a very large Park. It's part park models, and part RV. From our site, in the big-rig pull through area, it would have been too far a walk to the pool / laundry, and trash facilities. They need to put a second set of facilities in big-rig area, other than the bathrooms. Overall they keep the grass cut and the grounds are well kept. There are several small lakes and picnic grounds to enjoy. Not too many tree's in pull through area. Good place to relax and stop over for a few days. Grocery is within a 10 minute drive.
The pull through's are not very long if you are 45ft plus towing a second vehicle. You would have to unhook. Lots of low hanging trees on the exit road. Long coaches approach exit onto the highway at an angle, "Big Dip". Good over night stop.
Tight check-in area. Unhook extra vehicles you are towing, before going to your site. Only one check in space to pull into, others will be out on a very busy road. Nice sites, but a little over crowded with palms, if you have slides. Over all, a nice park, staff friendly.
An older Park. The maneuverability is adequate. We are a 45 footer pulling a pickup. This park is just off the freeway. Has concrete pads. Park needs some upgrading and general clean up. The staff was friendly. An OK overnight stop.
Great overnight stop. We didn't have time to explore the area. This is a new RV park/Motel. Sites are large and level. Grounds are well kept. Utilities are more towards the back of sites. We were here in 45 foot Motor coach with pickup, the maneuverability was good. Staff was friendly. No tree's so it's satellite friendly. We would highly recommend.
Good overnight. Close to freeway, easy on and off . Halfway between Austin and San Antonio. Maneuverability is good. We are in 45ft coach pulling a pickup. Friendly staff. Calling this park a "Resort" might be a stretch. Have been here a couple of times and would recommend.
This KOA is easy accessible for Big Rigs. We are 45 ft plus towing vehicle. The park is clean and well kept up. Sites are big enough for 4 slides, but you cannot put awnings out, due to width of sites. We have stayed here several times and would recommend it. The staff are helpful and friendly. Las Cruces is great for a time out and relax stay for few days.
Good RV park, clean and tidy. Big Rig friendly: we are 45 feet, plus we are pulling a vehicle, plenty of room. Interior roads are good gravel. Sites have a wind protected patio area. Good satellite reception. Near shopping/grocery/city center, with lots to do in the area.
Have pull thru sites . Sites are not very wide . Roads are gravel. Maneuvering is good. Grass on sites needs to be mowed more often. Lots of Cottonwood tree's June/July can look like snow storm. Great family camp ground. Lots for children to do. Near town and Bike trails.
Big Rig friendly. Entry road needs repair. Satellite friendly. This park is a work in progress, Not a Resort at this time, No Pool, and No Club house. But owners did have large tent for get together of large groups. Best RV park in Chama area. Owners/staff very friendly and helpful.
Not Satellite friendly. Tight for 45 ft Motorhome. Can do , but too many trees. Sites are large, but maneuvering access roads little tight. Upper area not for large rigs. Lots of tree's and underbrush. Lower area is more open, But Needs tree trimming , underbrush, and weed control. Lower area has "dump station" that is often odorous. Staff friendly.
