This is a filthy dump with no attention from management. They exist only because of Ole's,; a very good restaurant. They advertise 50Amp but don't have it. Under any type of management, this could be a beautiful small park looking out on a small lake with nice birds of many types. At this time it is a filthy, trash everywhere, nasty uneven gravel sited DUMP!!!! Put your blinds down and go to Ole's for a great meal.
Location, location, location—beautiful sites on the river if you can get your unit into the size site you are assigned. When you mention that to the staff you get hunched shoulders and the answer is "that's nice to know". Someone should take a tape and remeasure. Even if you get your unit in, your tow car is an obstacle for others. Don't ever expect anyone on the staff to return a call left on the answering machine. I agree with the other rater who said this park has been highly overrated. It has beauty going for it—river sites have fantastic views. Other than that, it is a very average park; it was probably built when most RVs were 20' long and has had no improvements made since then.
This complex caters to rich Texans; if you are not one, you get what I call PR service. Smiles, guided to your site and nice people at the desk. However, since most rich Texans have wireless internet dishes on their motorhomes, the service for all others is spotty, up and down and covered by excuses that would insult the intelligence of anyone who has worked in that industry. My friends who live in Creede, full time, have great wireless internet. Another example—walk to the one dumpster in the park which is quite a walk for those in some sites. Read the bear warnings and then note that the one dumpster is totally open on top. I wonder why the bears come; it's not rocket science. The views are gorgeous (from some sites) and the town is unique and old Colorado. The electricity and water and sewer work. If you expect much more for a very high rate, you'll be disappointed. If you are a rich Texan, you are very happy. If you are not, other than PR answers, you're just one of the herd.
I do not agree with the previous ratings. I realize that reviewers have different standards, but I do not consider this to be an outstanding, big rig friendly park. The interior roads are narrow and the tow cars or trucks (5th wheels) sticking out require leaving the gravel to get around them. I was given a site with no shade and "all afternoon" sun. When I asked to trade to a shady site I was informed that "the computer assigns the sites." That is a rather shabby answer. I have been involved with computers for over 30 years and know that computers are stupid because they only do what people tell them to do. If you get site D1 in the sun, be sure to bring lots of sewer hose in that you cannot get level without pulling far forward. When Mr. Surly in his yellow KOA shirt and cowboy hat heard me discussing my dissatisfaction with being in the sun all afternoon in a spot where the prevailing wind would not allow my awning to remain extended, his only comment was, "You asked for 50 Amp; go inside and she'll give you a refund and you can leave." There is no customer service attitude: he didn't even have the courtesy to introduce himself and did not seem concerned at all over no shade and a customer's concern. His major function appeared to be watering so that the area around my coach would be water soaked and muddy. This KOA should advertise the exact number of shaded sites and the exact number of sites in the sun and state "The computer assigns the sites, and we can't change them." I chose not to leave because I was traveling with my son and his family. The lack of concern for ANYTHING related to families is the reason for my "not family friendly" rating. KOA has always been my last choice: this KOA is the last of the last. If the staff showed the slightest bit of compassion or concern, I would have rated it "average." In short, they don't care: "if you don't like it, leave."
This is a beautifully maintained park. The staff is courteous and truthful. They realize that the interior roads are a bit "tight" and let you know that when you arrive. I deeply appreciate honesty. This one problem keeps me from giving them a perfect rating, but their cleanliness and attitude make up for that one small problem. I would return. The trees and vegetation which are well pruned and maintained, add to the park's attractiveness.
This is a TERRIBLY overpriced park. The interior roads are NARROW! Staff (high school) do not know enough to advise unhooking tow before entering. They act is if customers are only here to pay and leave. All the utilities are poorly laid out: too, 30 feet of hose to reach a sewer connection. Sites are unlevel and poorly maintained. Tree limbs are not trimmed and they hit the coach tops. This park ranks on my bottom ten list: those that rave about the contiguous Amusement Park have obviously never been to a good one! Apparently management is either arrogant, totally uneducated or untrained. The whole place is a dump.
