What a nice park with the owners being some of the friendliest and informative we have come across. Quiet, clean, and nicely located for Devils Tower, Buffalo Jump and much more. Beautiful area and would come back again. Rate is for PPA and does not include tax.
This park is still under a major lawsuit, and it is an ugly lawsuit. The owner/management does not want to recognize the signed contracts anymore and has locked out the owners of these paid for sites. If you are told differently then ask why most park models are now gone, people moved out, and there are so many empty concrete sites available. Most of these concrete slabs were put in by the contract owners and not the park owners. If staying and parked on concrete pads you may be subject to an eviction notice as most of the concrete sites are owned. Police have been called numerous times because of this trouble, and the owner has told them it is his park, and they have no jurisdiction. The owner has also showed signs of violence, ridicule, and name calling trying to get his way. Would you want to stay in a park where law enforcement is not welcomed? The electric at $.19KWH is some of the highest in the valley as is the price for staying here. With so many other parks in the valley WHY would you want to subject yourselves to the problems going on in this park? This is a problem that went on all last season, Oct 2011 to April 2012, and will not go away until the lawsuit is settled. The rate is based on the maintenance fee paid but saw very little done with it.
Nice little place with mobile homes being their primary business. Being that there is only 5 sites I would recommend calling first. Clean, friendly, black topped roads and shopping close by, hardware store across the street, McD's down the street as is a grocery, CVS, candy making business and a quaint little town. On a main N/S highway (Detroit St or SR 9) but minimal road noise. Back in gravel sites with grass all around and a wooden deck making for a nice site. For $20 this is a great place but because of no other amenities I only gave it an 8. We will use this place again.
Very nice layer back quiet park with nice pool area, nice pond with fishing with lots of ducks and some of the friendliest people I have met in the valley. New owner so things are improving and no longer a membership park. PPA, GS and other discounts are welcomed but without them the rates are very affordable in comparison to the rest of the valley. Leased sites (cheapest way and done on a yearly basis) are large and are separate from campground but all are welcomed to all activities which are numerous but with the winter season winding down so does the activities. The manager is one of the best I have run across and does care about the park and the people in the park. I only gave it an eight because of the distance for shopping but then again this is ranch country and if quiet is your thing then this is the place.
Monthly rate applies to this but there are different rates depending on who you know. This park does not have a new owner but the silent partner has come back wanting money and nothing more, wants to sell without the other partners permission, (court date coming soon). This park is in litigation between the owners and residence have taken up sides between themselves. Pool/hot tub has periodic break downs (no money for propane), hamburger night (burgers are cooked in advance then reheated to give it the nice freshly cooked smell), very unfriendly staff, golf course is playable but so is a cow pasture if all you want to do is hit a ball, squatters in sites that belong to someone else but being friends with the new so called owner seems to make it right, court date on that coming soon. This park is in receivership and it shows.
I am back here only because of medical reasons and I am a 6-in, 6-out lot owner. The golf course is now a semi mowed field, no Wi-Fi. The water gets turned off at night but not every night. No explanation for that. The rest is about the same. Hopefully the courts can settle this matter this coming week on 9/8/11. Will post again if anything changes for the better. Rate also reflects being a lot owner otherwise it is $17.50 per night.
This park is going through some legal issues, the two owners cannot agree on how to run this park. The current management is very unprofessional especially the so called manager. Rates will be going up, electric already has, services will probably be cut back, no Wi-Fi now, pool is cleaned only when you say something, the golf course is in good shape considering the drought and it is being maintained under the old management, trash blowing around is either mowed over or ignored. Probably will not come back until the problems are solved. If I hear that things have changed I will post back but this looks like a long drawn out legal matter and the only losers will be the people staying in this park.
This price reflects an overnight stay. What we saw of this we would definitely stay here again. Owners are exceptionally nice and wish all were like them. Rained extremely hard and park has good drainage with no huge lake like puddles.
What a great park with very friendly hard working owners. The owners helped a couple of different people work on their coaches with no cost to them. If it were not for the gravel roads and sites I would have given this a 10. Very well maintained landscaping with a very clean looking appearance. Came here for the SKP Escapade at the fairgrounds and if ever back in the area I will stay here.
This park is right on I-29. When going into park you have a 1/4 mile dusty road thinking you are going into a country setting. It could be if not for I-29. Noisy like you would not believe, truck traffic day/night, where are the trains so I can get some sleep??? Very friendly and accommodating staff. Stayed here one night do not know if I will stay again but probably not just too noisy. Stayed here in a 5th wheel.
This is a PassPort America campground which reflects the price. Good interior roads but sites need work. Friendly owners that are well informed about the area. Needs work but for a few days it is OK. I will stop back again.
Staff is good and friendly. Sites are wide and plenty long and mostly gravel. Good view of Hill Country. Nice quaint club house with homey atmosphere. Some road noise from US 10 but not too bad. Will definitely stay here again if in the area.
Definitely lives up to its name Sea Breeze, but a very nice park with nice managers. The grass (weeds) needs some mowing, and bushes need trimming. Clean park, friendly people and within walking distance to fishing pier at state park. Will come back again. Stayed here in a 5th wheel for 4 days and paid $22.50 with GS discount for 50A full hookups.
Rate based on 4 months ending March 1, 2009 at $1110 plus 13 cents per kwh for electric. On site Mgr is very moody at best. A 55 plus park of mostly mobile homes and not that friendly to RV'ers. RV sites in back row, dog run row, are long, at least 100' but only 24' wide. Grassy sites that are not solid, readjusted level 4 times in one month due to rain and sinking. Other RV sites are considerably smaller averaging 20' wide. Very small pool, 2 hot tubs, 1 inside and 1 outside. Very poor Wi-Fi at best. Hired help very good but most are leaving due to the dishonesty of mgr. Second time and last year here. Lot better parts in area. Best thing going for this park is the Jam session on Friday's, other entertainment is mediocre at best.
This place has gone up in price from $22-$26, reasoning: other places in the area charge that much. We did get the cheaper rate since we did stay here last year and we did not know about rate increase. Nothing to do here but it is close to Detroit, Ann Arbor areas. I was told they are upgrading facilities and grounds but to us it looks worse a lot worse than last year.
Nice quiet park and a great bargain for Passport America users. We had a site toward the back, great view of sunrise over the tops of the trees. Our site was level, they are working on rebuilding sites. Staff was friendly as were the folks who are seasonal. If in the area again we would stop again.
Nice well kept park with large sites. Staff for the most part is friendly ,but a couple act like they are doing you a favor. They lost/misplaced my mail for two days and kept saying if it is not in your slot you did not get any thus making the rating lower than I was originally going to give. Another couple had a phone call, and the desk said the people were not there. Stayed there for 1 month 3/17-4/16 2008. Cell phone is iffy and so is an air card. Passport America was used.
What a great little park with owners that really welcome you. Very quiet and out of the way. $19.50 per day Passport America. Owners are constantly upgrading this park and take pride in what they have. If we come by here again I will stay here. Stayed here in a 38' 5th wheel.
This looks like a former KOA. Could use some work, roads are falling apart, rained hard one night and drainage is bad. Fishing seemed decent, saw some good size crappies caught. Front row is right on the road, noisy until 11 pm or so, and starts up again at 6-7am. No on/off switch for 50amp, at least on my site (3). Owners and help seemed real nice.
Not much has changed since last reviews. $17.50 Passport America but it should be cheaper. This place needs work real bad, roads potholed, trash all over with no attempts being made to clean up. Being on the bay and the USS Lexington and the aquarium were the bright spots. Road noise can be a problem if wind is blowing the right direction.
